100% Home Equity Loan Financing
by yen lonergan - Monday, 16 June 2008, 11:34 PM

By [http://ezinearticles.com/?expert=Carrie_Reeder]Carrie Reeder 100% home equity loan financing will give you access to all of your homes value. So you can finance home repairs, a college education, or debt consolidation at low financing rates. And by searching online for your lender, you can find better deals on interest rates and closing costs. Finding 100% Home Equity Financing Online When planning to cash out your home equity, research several lending companies before settling on one. Online, your search is much faster with easy access to quotes and customer service representatives. In a matter of an hour, you can have dozens of loan estimates waiting for your review. Home equity loans can have a lot more hidden fees than first mortgages. So it is important to compare annual costs and miscellaneous fees. The APR will give you the total cost of the loan, including closing costs. Fees for minimum balances, refinancing, and maintenance are in addition to the APR. Why Online Lenders Offer Better Deals Online lending companies, which often include your neighborhood banks, offer better deals to remain competitive. Online loans are also cheaper since overhead costs are reduced when you complete your application online. These savings are pasted onto you, often in the form of a discount. Online mortgage brokers work out special deals with mortgage companies. They are also a good starting point for your home equity loan search. Most brokers will give you three or more loan offers to compare. In addition to lower rates, online loans are processed faster than going to a neighborhood banking office. By entering your application over a secure connection, your information is processed immediately through databases. In most cases, by the next business day you will receive a call informing you of the status of your loan. A final loan contract will soon follow in the mail for your approval. You can have your money in your hands in less than two weeks. Take some time to really research lenders before applying for a home equity loan. Know what terms and conditions are most favorable for you. Find the loan that gives you both low rates and fees. Carrie Reeder is the owner of [http://www.abcloanguide.com]ABC Loan Guide. Talented People

By Laura Yaldo I was asked last week for an article about employment, "What is your favorite 'employment phrase'?" Wow, talk about tough questions! What sprang to mind were all the phrases that people should avoid like the plague, so I had to do some fast thinking to come up with one that I loved. After mentally narrowing down my options, I settled on one: 'talented people'. When used correctly, this has an 80% chance of success. Here's how to use it: in the interview, when asked why you want to work at XYZ corporation, you reply, "I would love to work at XYZ because I really want to work with a group of talented people, and your reputation in the field is incredible." This implies that you, Joe Jobseeker, are brighter than the average job seeker and either possess talent as well or strive to be in that realm of talent so as to challenge yourself. It also implies that you want to work with the best of the best, in a dynamic atmosphere, where ideas flow and the energy is high. You get the idea! This phrase compliments the company, states something about your character, and lets the hiring manager know that you not only have researched the reputation of the company but also know something of the corporate dynamic, and perhaps even the personalities of the people that already work there. Whew! That's pretty powerful! When NOT to use this phrase? If you are applying for a job that is known to be repetitious or you would be working solo. In either of those cases, it probably wouldn't be the best idea to work the 'talented people' phrase into the interview, and may make you seem as if you didn't know anything about the company or the job for which you were applying. So, for all of those 'talented people' out there, good luck, and don't forget to use this phrase! Preparing Your Pond for Fall and Winter

By Phil Allen If you have a backyard pond or a garden fountain full of plants and fish, you'll need to make plans to prepare them for the colder months that are coming soon. For example, fertilizing should stop about six weeks before first frost. "Hardy" plants should generally be allowed to go dormant for the winter. Wait until cold weather starts turning the plant's leaves from green to yellow or brown, then trim off all the foliage, and follow one of the methods described below. "Tropical" plants, on the other hand, should not be exposed to night temperatures lower than 40 degrees Fahrenheit, and should be moved indoors before their leaves start to change, and kept growing throughout the winter via the Bright Light method. The Deep Pond method for hardy lilies and marginals: Wait until cold weather starts turning the plant's leaves from green to yellow or brown, then trim off all the foliage, and simply lower the pot into an area of the pond where the water is at least 36" deep. For best results, keep a small area of the pond free of ice by using a pump, air pump or heater. Move plants back up to their original shallower locations promptly in the Spring. Types reporting the greatest successes include Arrowhead, most Rush, Plantain, Hardy Lily, Iris, Sweetflag, Spider Lily, Glyceria, Sago Pond Plant, Vallisneria americum, Creeping Primrose, Wild Reed, Parrot's Feather and Acorus. The Flower Bed method for hardy marginals: Bury the plant, pot and all, in a flower bed, and cover with mulch. Return plants to pond promptly in Spring. Types reporting the greatest successes: Arrowhead, Pickerel Rush, Plantain, Sweetflag, Acorus, and Iris. The Dark Indoor method for hardy and semi-hardy marginals: Place pot in a cool dark place, for example a root cellar, attached garage or cool basement. The idea is to keep the plant cool and dark enough to remain dormant. Plant should be watered regularly, or more simply immersed in a bucket of water. The plant still needs to "breathe", so it should not be sealed off from air. Types reporting the greatest successes: Hardy Lily, Iris, most Rush, Plantain, Sweetflag, Canna and Longwood Canna, Cattail, and Wild Reed. The Dry Root method for hardy or semi-hardy marginals: Unpot plant, then trim roots from tuber and rinse clean. Store tuber in cool dry place. Alternately, remove foliage only, then leave in dry, dark, cool place. Types reporting the greatest successes: Canna and Longwood Canna. The Bright Light method for tropical marginals: Move plant indoors before leaves start to lose color. Keep in sunny window or under very strong fluorescent or metal halide lighting. Water thoroughly throughout the winter, or keep in kiddy pool or other indoor "pond". Reported successes: Taro, Tropical Lily, Parrot's Feather, Umbrella Palm, Papyrus and Water Poppy. Weight Loss Problems Gone Forever

By Alan LeStourgeon Imagine if you would for a moment your weight loss problems gone forever. What would your life be like? What kinds of things would you be able to do as a result? If you were not overweight you might discover what sitting comfortably in a movie theater chair might feel like, or what it would be like to take a long walk with your grandchildren or enjoy the excitement of participating again in your favorite sport. Even your daily routine of toileting, showering and simply getting dressed would be greatly improved. Continue to imaginewhat kind of dreams could you be fulfilling if weight was no longer a concern for you? How would you feel about yourself? How much money would you save? Imagine never again having to worry about gaining weight or losing weight. On top of that imagine being able to eat all you want and never worry about your weight! You Can Lose Weight And Always Keep It Off! I know it sounds too good to be true. However, its entirely possible to have all that and more. Eating a delicious whole foods, plant based diet can give you all that, plus the added benefit of promoting excellent health. According to T. Colin Campbell, Author of The China Study, a whole foods, plant based diet reduces your risks of heart disease, diabetes, arteriosclerosis, cancer and many other common diseases. Obesity Is A Huge Problem We all know obesity is a huge problem in America today. Yet, theres probably not one obese person who enjoys being that way. You dont need the statistics to tell you that 2 out of 3 adults in America are overweight; all you need to do is look around at your friends, family, church members and coworkers. In 2002 American medical care costs related to obesity were listed at $100 billion dollars. Yes, thats billion! And believe it or not, thats $30 billion dollars more than was spent in 1999. Doesnt it seem absurd that we spend billions of dollars each year on medical care related to obesity when there are millions of starving children in our world! Promoting The Problem It is unfortunate that we have a system that promotes obesity. Obesity is promoted by the super size it, more is better, and I want it now mentalities. On top of that, to solve the weight gain problems that our system encourages, the same system promotes quick fix weight loss solutions: diet drinks and foods, fad diets, calorie counting, carb counting and food exchange gimmicks. Now The Solution Life does not have to be this way. You can experience freedom from weight loss issues and enjoy the best health of your life! You can eliminate all the worries and the guilt associated with wrong eating. You can make eating a joy and a pleasure not a mathematical equation. According to Dr. Campbell, research has shown over and over again that vegetarians and vegans (people who eat no animal products) are typically significantly slimmer than those who eat the standard American diet. In one study overweight subjects were told to eat all they wanted of foods that were mostly low-fat, whole food and plant-based. In three weeks the subjects on average lost 17 pounds each. Vegetarian Versus Whole, Plant Based Foods I need to give a word of clarification here. One can be a vegetarian and still be overweight. What happens is some vegetarians simply replace meats with refined grains, pastas, breads and sweets. A whole food, plant-based diet is the key to weight loss and an ongoing healthy lifestyle. You can eat all you want of plant based foods in their natural forms, i.e. foods that have not been or have been very minimally processed. Some examples would be fresh raw fruits and vegetables, soaked nuts and seeds (not raw or roasted), brown rice, oat groats, various legumes and beans. Examples of foods that dont fit the whole food criteria are breads, pastries, milk, cheese, products with refined sugars or artificial sweeteners, canned fruits, soups, and vegetables etc. Making the transition to preparing delicious whole food dishes can be challenging at first. An excellent resource for helping you to do so is Rita Romanos recipe book, Dining In The Raw. Another great resource is Hallelujah Acres at www.hacres.com. Make Exercise Part Of Your Plan We all know that exercise promotes weight loss. One study suggests that only 15 to 45 minutes of exercise a day will result in maintaining a body weight that is 11 to 18 pounds lighter than it otherwise would be. However, thats not the whole story. There is also some scientific evidence that suggests that vegetarians have on average a higher metabolic rate, meaning they burn more of their ingested calories rather than depositing them to fat. In another study, rats on mainly a vegetarian diet chose to exercise more than rats on a high animal protein diet. You Have A Choice Obesity and weight loss issues affect millions of people in our nation each year. Largely these problems can be eliminated with the proper education and attitude about what kind of foods promote health. Being overweight is not a problem that will ever be corrected by a diet program or a diet drink! Dr. Campbell says, the diet that helps to reduce weight in the short run needs to be the same diet that creates and maintains health in the long run.we can control the cause (of obesity). It is right at the end of our fork. What will you choose to do? Central Florida Wedding Minister Criteria
by yen lonergan - Wednesday, 28 May 2008, 11:00 AM
Anyone in the world
By Paul Davis Selecting the right and appropriate minister to officiate your wedding ceremony can be a daunting task. If you aren't overly spiritual and excessively traditional, here are some secrets to properly select and choose the ideal person to officiate your most memorable day. My experience officiating weddings overseas and throughout Central Florida has proven the following criteria to be most important when selecting a wedding minister. 1. Meet them face to face and hear them speak. You want a great communicator to be addressing the audience of family and friends. Average and good communicators are many. Great communicators are a rarity. Hence the fear of public speaking for people typically. Great communicators can connect and communicate. Connecting means they know how to disarm, loosen you up, make you feel special, and give extra attention to what is important to you. Some examples of properly connecting are: saying a kind personal remark, a light hearted joke to make you laugh, or an insightful quote with which you can relate to impart invaluable wisdom. 2. Observe their power of presence, or lack thereof. The ideal wedding minister should be confident, secure, and poised. If they are nervous, unorganized, and frazzled that is not a good sign. A warm presence is often accompanied by a smile, an assuring look, and a tenderness of heart. Those officiants who have the power of presence don't need to be chatty and pretentious. They are secure in themselves and seek to serve you. 3. Visit their website to see what other weddings they have officiated. A picture is worth a thousand words. Often the minister's personality is visible within the website. Are they dull and boring, lively and vibrant, or methodical and monotone? Do they smile or appear stoic? 4. Determine the degree of interaction you want with your minister. Some people prefer a heartfelt and personalized ceremony. If the minister is all about business and not interested in you personally beware. A true minister has an inner heart's desire and motivation to be a blessing to you. Do you desire a minister who is warm and affectionately expressive? Many sadly are not. Do your homework and seek someone that you feel good about. Feelings are intangible, but they rarely lie. Go with your instincts and find someone who's personality matches your preferred style. 5. How flexible is your wedding minister? In our day and age many are pulling away from traditional wedding ceremonies. Many want a more contemporary and heartfelt ceremony. Others want to be creative and break the mold. A few are daring and prefer the adventurous. Often outdoor ceremonies are highly sought after in which the couple can enjoy the beauty of the creation as they make their vows in the presence of the Creator. Therefore it is very important that you find a minister who is flexible and adaptable to your personal ceremonial needs. Unfortunately many Pastors only marry you if you attend their church, faithfully tithe, and your ceremony takes place in their edifice. Remember God is not about the building. He lives within our hearts, which means we can be happily married anywhere out heart desires. That being said, find a minister who is happy to accommodate your unique wedding ceremony. Never forget it is your wedding, which means you should be able to have a say in the way you perform the ceremony. 6. What attire does the wedding officiant wear? It seems funny to tell your minister what you prefer he or she wears. However a great officiant will happily comply to your culture and customs. When I officiated a ceremony for a Japanese bride and American groom, I considerately asked if there were any colors that would be offensive which I should avoid. These little details are important and should not be overlooked. If your minister is bound by the book and a particular look, your ceremony might become quite rigid and frigid. Of course if you have a particular request for a ministerial robe or unusual attire, you should also be willing to buy and supply whatever it is you want. Nevertheless upon doing so, the officiant should happily comply and try to dress accordingly. 7. Does the minister provide relational coaching and/or premarital counseling? Many states require a premarital course before marriage. Others offer a discount on the price of the marriage license for taking a premarital course. A competent minister should also make relational coaching available to you, which typically comes at an additional charge. Your minister should be in it for the long-term with you and be committed to your marital success. If you ever feel otherwise, look elsewhere for an officiant. Matrimony is a magnificent celebration of the coming together of two lives. Two are better than one because they can multiply their joys and divide their sorrows. The complexities of life are more easily met and overcome when you have a lifelong companion by your side. I salute you for committing to a covenantal love that lasts a lifetime. I wish you love, joy, peace, and happiness. Paul Davis is a wedding minister who officiates marriage ceremonies and vow renewals. By Matt Ryan When you, or together with your significant other, decide that it's time to get engaged and take your relationship to the next level you will no doubt suddenly find yourself in the market for a diamond engagement ring. In the beginning this can seem an extremely daunting task as you go from jeweler to jeweler and are shown engagement ring after engagement. However difficult it may seem, you will soon find that the most difficult part of buying a diamond engagement ring is the actual selection of the one you think will be the right one. Prior to heading out and looking at what's available here are a few tips to help you choose the right ring and help keep some of your sanity. Tips for Buying a Diamond Engagement Ring 1. If you intend on making the purchase on your own, it's important to have a good idea of the types and kinds of jewelry she likes. Look for diamond engagement rings that fit in with her style and match the flair she likes to present herself with. 2. Determine how much you are able to afford. Many people suggest keeping the amount of your diamond engagement ring purchase to an equivalent of how much income you make over a two-month period. This will help you stay within your budget and prevent any adverse financial implications as a result of the purchase. 3. Have all of your essential credit information and documents ready to go before entering the jeweler's store. This is especially true if you have the sense that you are going to need to borrow money, or put your diamond engagement ring purchase on credit. Knowing how much credit you have available will help speed up the selection process. 4. Bring somebody with you. It is always easier to have a second opinion when buying a diamond engagement ring. If possible, see if your mother or sister or your girlfriends best friend can accompany you on this journey. Whoever comes with, be sure they know your girlfriend and have some sense of her style, as this will greatly improve your ability to choose the right ring. 5. Do not leave the store without all of your documents in tow. After you complete the buying process of your diamond engagement ring you will be offered a variety of certifications for both the diamond and the ring itself. It's important that you get copies of these so that later you may insure the ring or have its value replaced in case of theft. Now that you have completed the journey of buying her the perfect diamond engagement ring, it's time to work on the next step. The proposal. How To Prepare For College
by yen lonergan - Wednesday, 21 May 2008, 04:59 PM

By Chris Stout If youre still in school and youre looking ahead to college, there are few steps you can take that will enhance your ability to prepare for the college of your choice. Taking classes at a community college is a great way to prepare yourself for a four year university. This method works well whether youre still in school, just out of high school, or looking to get back in the education game after a long absence. If youre in high school, you can start taking classes for college credit before you ever get to a four-year college. Why take your pre-calculus class during fourth period when you can go to a community college after school, take the same exact course, and apply it to your high school and college credits? Start early, take classes at your local city college and kill two educational birds with the same academic stone. If youve just graduated high school, community colleges can give you a taste of the university experience at a fraction of the cost. If you have yet to decide on a major, then community college will afford you some extra time to gauge your academic interests and choose a focus of study. You can take your general education requirements at community college and transfer them to a university. If you excel during your first two years at community college, youll have an easier time transferring to the university of your choice. This option is especially good if you didnt get into youre the college thats number one on your list. Just bide your time, take your GEs and reapply in a couple years. If youve been out of school for a long time, and youre wondering whether or not you still want to go to college, then taking a class or two at a community college is a great idea. You can experiment with different subjects until you find the area of study that you want to invest in. When preparing for college, its important that you make yourself into a quality applicant. You need to have balanced, well-rounded abilities. Consider taking a foreign language, playing sports or learning a musical instrument. Participate in extra-curricular activities. Start a club. Get a part time job while youre in school and consider doing some volunteer work. The more challenging your schedule is, the more potent your application will appear. Just dont over do it, you need to illustrate that you have excelled in all you ventures, and you cant succeed if you have too much on your plate. Be sure to apply to early. Admission officers tend to be less picky at the beginning of the application process (because theres so many spots left to fill). If you get rejected from your first choice, try appealing. You may not get in on your second (or third or fourth) appeal, but its worth a shot. However you decide to prepare, make sure you realize that you are in control of your own academic destiny. You get to shop for whatever school you want, and you get to study whatever subjects interest you most. Take time to research your options, because in the end, you are the only one responsible for your college preparation. The more you know going in, the better your experience will be once you arrive. Men Never Take Your Date to a Restaurant

By Teddy Shabba Conventional wisdom will have you believe that to attract women that you like you should take her to a nice restaurant and get to know her better. When you take a woman to Dinner the only thing that is going to happen is she is going to get a free meal; whether or not she holds it down is an entirely different matter. In theory restraints sound like a great place to take a date, you're usually face to face, chance to talk and of course the one that has sealed the deal for dinner dates; "everybody has to eat." Now let us look at each one of these individually to get a good idea on how useless taking your date to dinner really is. Face to Face Interaction- No argument here on this one, you do get to see there face after they finally put there menu down and order. Have you ever watched somebody eating or been watched. In my experiences looking at somebody eat is funny and being watched is disturbing. Chance to Talk- When and who your server as they come by and offer more to drink or make sure everything is ok. Even if you do manage to get a conversation going you are guaranteed to run into the #1 conversation killer that a restaurant has "the food." Yet if the food comes and you both manage to continue talking and let the food go cold; shouldn't you be asking yourself why you went to dinner in the first place. Everybody Eats- Sure eating is a fact of life and so is pooping and sleeping. I have yet to meet anyone who has decided to visit "The Stall" as a basis for a date and offering to sleep with someone as a date while honest would be more of a booty call or one night stand. Considering we haven't even mentioned paying for the food and tip, what is the point of taking a woman you want to get to know out to dinner? It's safe and easy, yet is that what you really want to convey to a beautiful woman that you are safe and easy? If you really want to feed your date, going the snack route is much simpler and affordable. Ice Cream or Coffee from StarBucks is an effective means to attract woman on a date with better results and if you play your cards right; perhaps she will cook you dinner and let you spend the night for a sleepover as well. By J Bocobo Using corrective exercise for a common muscle imbalance. You may have heard it incessantly in your youth, or even now that youre all grown up. It usually came in two flavors Sit up straight or Stand up straight. The typical response to it was: Yeah, yeah, yeah. Some of us paid heed to the urgings and the rest of us did... nothing. So there you are, the lucky beneficiary of slouching posture. The perks of this return to Neanderthal-like stature may be: soreness between the shoulder blades, tension in the upper shoulder and neck, tightness in the front of the shoulders and chest, and a generally shorter you. Granted its not always easy to walk or sit like youve got a board strapped to your back. Heck, even fitness professionals slouch. Sometimes its just more comfortable. Why mess with comfort? Your body has an optimal alignment where everything is balanced and the world is perfect. If something is introduced that disrupts the alignment like say...slouching. Then the world can get ugly. When you slouch, your head can migrate forward, followed by your shoulders. In an attempt to re-balance the body your hips may tilt forward, which can affect your knees and finally your ankles. Before you know it, youve got head to toe muscle imbalance. To counter the effects of slouching, the side of your back (latissimus dorsi), chest (pectorals), and side of your neck (scalenes and sternocleidomastoid muscles) must be relaxed. This particular group of muscles typically gets tight from slouching. Having tight/shortened muscles means there will also be weak/lengthened muscles, which must be addressed if slouching is to be corrected. The areas between and below the shoulder blades (rhomboids, mid and lower trapezius), lower shoulder blade (infraspinatus and teres minor), and front of the neck (longus colli and capitus muscles) are what need to be strengthened. A common exercise for this is the Prone Cobra. Think of the strengthening portion as the glue that will hold your body in optimal alignment. It typically takes four to six weeks of consistent exercise to see and feel a taller you. After that, clients are usually progressed to more challenging variations of this protocol. The thing to remember is that this isnt a one-time fix. Life presents innumerable opportunities to revert to slouching. To keep it in check this approach must be seen as a preventive measure, and a way to ward off those who would tell you to Sit up straight. Static Sternocleidomastoid Stretch Place right arm behind back and stand tall with belly button pulled in. Tilt left ear to left shoulder while turning head over right shoulder. Apply gentle overpressure with left hand to create a mild stretch from the right ear to right collarbone. Hold for 20-30 seconds, repeating 2-3 times per side. Static Scalene Stretch Place left arm behind back and stand tall. Pull belly button in and tilt right ear to right shoulder. Apply gentle overpressure on left side of head to create a mild stretch in the left side of the neck. Hold for 20-30 seconds and repeat on both sides 2-3 times. Static Lat Stretch Kneel on the floor. Bend from the hips and place hands on the ground. Tilt hips under you, pull belly button in, and reach forward until you feel a stretch alongside your ribs and underarms. Hold for 20-30 seconds and repeat for 3 repetitions. Static Pectoral Stretch Stand perpendicular to a wall with right foot forward and toes pointing forward. Place left palm on the wall and pull belly button in. Slowly turn away from the wall to create a mild stretch in the chest. Hold for 20-30 seconds and repeat on both sides for up to 3 repetitions. Prone Cobra Lay on your tummy with hands alongside hips. Pull belly button in and squeeze glutes. Lift upper body and hands off the ground. Tuck chin to chest and rotate thumbs back towards hips. Pinch shoulder blades together and down to back pockets. Return to the ground and repeat 15-20 times.
